What is an MAI?

The Appraisal Institute is the premier professional organization for real estate appraisers. The Institute is acknowledged as the world leader in real property appraisal valuation education and real estate appraiser literature. The MAI designation is the Appraisal Institute’s highest possible achievement, requiring the demonstration of the highest degree of competence in the valuation and evaluation of commercial, industrial, residential and other types of real estate properties . Appraisal Institute members provide more than market value appraisals. Among the wide range of services MAI’s offer are feasibility studies and market analyses, absorption and cost-benefit studies, and condemnation appraisals, litigation preparation , and expert witness testimony. The may also provide tax assessment reviews and advice, private mortgage insurance analysis, zoning testimony, and other types of counseling and consulting services regarding investment decisions in real estate. MAI’s are held to a high standard of professional practice and a strict code of ethics. Knowledge, experience and integrity are hallmarks of the MAI.

The current requirements for the MAI designation are:

  • Pass rigorous education requirements
  • Pass a final comprehensive examination
  • Submit specialized experience which must meet strict criteria
  • Receive credit for a demonstration appraisal report
  • Conduct his or her professional activities in accordance with the Appraisal Institute’s Code of Professional Ethics and are subject to a peer review process, which enforces the Code of Professional Ethics
  • Appraisal Institute MAI members are required to adhere to strict continuing education requirements to ensure they are up-to-date with the evolving real estate field.

What is a CCIM?

A Certified Commercial Investment Member (CCIM) is a recognized expert in the disciplines of commercial and investment real estate. A CCIM is an invaluable resource to the commercial real estate owner, investor, and user, and is among an elite corps of 8,600 professionals who hold the CCIM designation across North America and more than 30 countries. The CCIM designation is widely recognized as a hallmark of excellence and expertise in commercial real estate.

Only 6 percent of the estimated 125,000 commercial real estate practitioners nationwide hold the CCIM designation,which reflects not only the caliber of the program, but also why it is one of the most coveted and respected designations in the industry. The CCIM membership network mirrors the increasingly changing nature of the industry and includes brokers, leasing professionals, investment counselors, asset managers, appraisers, corporate real estate executives, property managers, developers, and other allied professionals. Through this business network and through enhanced communication with the CCIM electronic network, CCIMs successfully complete approximately 156,000 transactions annually, representing more than $400 billion. With such a wide range of subjects to be mastered and in a dynamic business such as real estate, the educational process doesn't end once the designation is earned; there is a strong commitment among CCIMs to continuing education.

Recognized for its preeminence within the industry, the CCIM curriculum represents the core knowledge expected of commercial investment practitioners, regardless of the diversity of specializations within the industry. The CCIM curriculum consists of four core courses that incorporate the essential CCIM skill sets: financial analysis, market analysis, user decision analysis, and investment analysis for commercial investment real estate. Additional curriculum requirements may be completed through CCIM elective courses, transfer credit for graduate education or professional recognition, and qualifying non-CCIM education. Following the course work, candidates must submit a resume of closed transactions and/or consultations showing a depth of experience in the commercial investment field. After fulfilling these requirements, candidates must successfully complete a comprehensive examination to earn the CCIM designation. This designation process ensures that CCIMs are proficient not only in theory, but also in practice.
